This house is my own house is owned by me and I have lived in it for the past 9 months. I have some family problems or should I say the family have some problems; so I will be permenantly moving from Bulgaria!

Since I have had the house I have been working to renovate it, and the photos that you see here are of the orginal condition; when I bought the house.

There are 10 rooms in this house, I have split the house into two parts, putting a 1 bedroom flat into one side and this is the part that is fully refurbished! A refurbished 1 Bedroom, Living Room, Kitchen, Bathroom and utility room flat!

A bottled gas water heater has been installed and a solid fuel burner central heating system has been installed as well as a Petchka and fireplace being installed into the living room.

Since then I have rewired the house with all new cabaling and a new trip switch fuse box, put in running water into the house, and sewage piping for waste water. 6 UPVC windows and a UPVC door installed.

All walls have been rendered and plastered, and painted. All ceiling has 10cm of insulation and have been covered in cement and plastered, all floors have been concreted and in the Bedroom and Living room the floors have been finished with a wooden floor.

In the Kitchen, Bathroom and utility room the floors have been finished in concrett and tiled. The bathroom is tiled, the kichen walls on the sink, cooker side have been tiled.

The outside walls have been rendered and plastered and painted. The roof has been repaired and waste water pit has been dug and a lid fitted.

The house is situated in a village 18km from the city of Razgrad. Razgrad is almost halfway between Ruse and Varna on the Black sea coast.

The total living space of the property is 175m² distributed on 2 floors.
The house has 7 rooms, including an indoor kitchen. All the rooms are on the upper floor, except the kitchen which is on the ground floor, which is level with the lower floor. Which is a large 70m² basement, used for storage, or in the old days, for animals to live in.

This property is slit into 2 separate houses, one comprising of 3 bedrooms, a living room, entrance hall / veranda and kitchen.

On the opposite side of the building, are 3 bedrooms, and an entrance hall / veranda.

There are also 2 agricultural buildings in the yard consisting of 50m² and a garage, large enough to get a Mitsubishi Shogun in and still have space.

The land consists of 2222m² fenced on 3 sides with wire mesh and on the street side there is a brick wall, the entrance to the garage from the road and barn type doors which allows access to the agricultural buildings and the land.

The house is an old style Bulgarian Village Family Property. It is at least 100 years old, with papers going back to 1931; which is the first time that the village was mapped. It has been occupied by a family for the past 60 years that we know of, and is occupied now by me.

The house is of Bulgarian finish and would need renovation to bring it up to Western Standards of comfort.

It would be possible to turn it into a large family house, with 5 bedrooms, living room, kitchen and indoor bathroom. For you to live in.

Or to transform the property into a guest house with 7 bedrooms, 2 verandas, large kitchen / dinning room, 2 bathrooms and a communal area or separate accommodation for yourself.

There is a proposed Golf Course for Razgrad due to be built and only being 18 km away would be an ideal location.

The town of Razgrad is situated on the Loudogorie plateau, and is considered the capital of the Loudogorie, on either bank of the Beli Lom River. For the past two decades Razgrad has developed as a center of the pharmaceutical industry in Bulgaria. The international road from Rousse - Varna passes across the region as well as the Rouse - Varna railroad, the first railway built in Bulgaria.

There are about 1,200 cultural monuments in the region, which, along with the thousands of items and documents, illustrate the rich material and spiritual culture of the tribes and peoples, which have lived in the Ludogorie throughout millennia.

The archaeological reserve of Sboryanovo is in this area, having been a cult and religious centre of several religions from antiquity to present time. The unique Tomb of Shvestari, with a frieze of caryatids, which belonged to a Thracian ruler is among the best preserved with over 100 Thracian mounds. It was discovered during archaeological excavations in 1982 and has been put on the UNESCO List of World Cultural Heritage. The ancient town of Abritus is near Razgrad.

Vestiges of ancient and medieval settlements and fortresses have been found in other places of the region as well. The hunting site of Voden offers wonderful hunting tourism. The populations of red and fallow deer, wild boar, aurochs and moufflon are regarded high as trophies.

The village itself is quite picturesque and peaceful. It has several shops and pubs, Post Office, community centre. There is a dam in close proximity. The area is appropriate for hiking, cycling, riding or just relaxing in a rural / Country setting.
